O Hotel Atlântico, localizado no Estoril foi construído em 1930, remodelado algumas vezes durante a sua história e encerrou a sua atividade recentemente.
Após o seu encerramento e uma vez que a sua localização é privilegiada, surgiu a ideia de regenerar este espaço hoteleiro com a construção do Hotel Atlântico Residence. Um novo hotel e apartamentos modernos para servir uma nova Era.
Este novo espaço é composto por um hotel de 5 estrelas com 3 pisos, 59 quartos e todos os serviços indispensáveis num hotel luxuoso do século XXI, de forma a servir os seus hóspedes da melhor forma possível. É também composto por 25 apartamentos, em 5 pisos, com áreas compreendidas entre os 185 e os 405 m2. Estes apartamentos serão destinados a venda, com a particularidade de os seus proprietários poderem utilizar todos os serviços que o hotel terá à disposição, como serviço de quartos, espaços desportivos, piscina, etc..
Pretende o presente trabalho dar a conhecer a zona onde o hotel irá ser construído bem como a história do local e a história do antigo hotel. Serão também abordados os métodos de demolição utilizados e as suas fases, bem como as suas regras de segurança e os custos inerentes. Uma vez que está numa zona em que existem restrições e condicionantes às construções, apresenta-se uma nota breve sobre algumas normas e regras que têm de ser consideradas, sendo também descrito o modelo de concepção que permite a obtenção do número de estrelas do hotel. Tendo em conta a situação atual do País será efetuada uma análise de investimento.
The Hotel Atlântico, located in Estoril was built in 1930 and renewed several times during its history. Recently, its activity closed. After closure and since the location is prime, the idea to regenerate this area emerged, with the construction of the Hotel Atlântico Residence. A new hotel and apartments to suit a modern new age. This new space composed of a 5 star hotel, with 3 floors, 59 rooms and all the required services in a luxurious hotel of the XXI century, in order to serve the guests in the best way possible. It also consists in 25 apartments on 5 floors, with areas between 185 and 405 m2. These apartments are for sale, with the particularity that their owners can use all the services that the hotel will have available, such as room service, sports facilities, swimming pool, etc.. The present work aims to make known the area where the hotel will be built, as well as the history of the site and the history of the old hotel. Will also be aproched the demolition methods used and the phases, as well as its safety rules and the costs involved. Since it is in an area where there are restrictions and constraints on buildings, a brief note is presented on some standards and rules that have to be considered, and also the design model that allows obtaining the number of stars of the hotel is described. Given the current situation of the country, will be performed a financial analysis in order to understand how a couple of variables can affect the profitability of the investment.
