| dc.description.abstract | A presente dissertação tem como objetivo identificar o potencial das tecnologias de informação quando aplicadas ao imobiliário. Mais em concreto quando suportado pela inteligência artificial. Optou-se por fazer uma abordagem inicial sobre o conceito de inteligência humana que é aqui retratado, identificando os fatores biológicos, físicos e não físicos, em que esta se suporta e comparando-os com a evolução tecnológica que criou os seus semelhantes artificiais. Clarificar e relacionar esta evolução, é de importância central para entender os primeiros passos na capacidade de os computadores conseguirem, ainda que de forma básica, executar algoritmos que simulam o funcionamento do cérebro humano. Feita a ponte da inteligência humana para a artificial, avaliou-se o estado da arte na sua relação com outras áreas com as quais o imobiliário interage. A sua dependência de questões legais, a importância de o processo ser inabalável no que concerne à confiança e como funcionam ou poderão vir a funcionar no sentido de que esta possa assumir um papel efetivamente disruptor e dinamizador de um mercado particularmente conservador. Avaliou-se, ainda que de forma superficial, qual o possível impacto tecnológico da inteligência artificial para além do âmbito imobiliário e que afeta de forma significativa todas as sociedades alterando drasticamente a forma como estas se reorganizam nas suas hierarquias de poder. Por fim, para avaliar qual a perceção geral sobre a dimensão e importância do mercado imobiliário, da confiança e receio sobre a inteligência artificial e o impacto no mercado de trabalho, realizou-se um inquérito que, apesar de ter algumas limitações na dimensão da amostra e consequente representatividade da sociedade em geral, permite, ainda assim, tirar algumas ilações sobre o modo como os profissionais ligados à área do imobiliário e construção percecionam alguns dos temas abordados na presente dissertação. | dc.description.abstract | This dissertation aims to identify the potential of information technologies when applied to real estate. More specifically when supported by artificial intelligence. An initial framework was made on the concept of human intelligence, identifying the biological, physical and non-physical factors on which it is based, comparing them with the technological evolution that created its artificial counterparts. Clarifying this evolution is of central importance to understand the first steps in the ability of computers to be able, even if in a basic way, to execute algorithms that simulate the functioning of the human brain. Clarified the relation between human and artificial intelligence, the state of the art was assessed in its relationship with other areas with which real estate interacts. Its dependence on legal issues, the importance of the process being unwavering regarding trust and how they relate or may come to relate in the sense that it can assume an effectively disruptive and dynamic role, in a particularly conservative market. It was evaluated, even though superficially, what might be the possible technological impact of artificial intelligence beyond the real estate and which significantly affects all societies, altering the way they reorganize in their hierarchies. Finally, to evaluate the general perception about the size and importance of the real estate market, the confidence and fear about artificial intelligence and the impact on the labour market, a survey was carried out which, despite having some limitations in the sample size and consequent representativeness of society in general, it still allows to draw some conclusions about the way professionals, related to the real estate and construction area, perceive some of the themes addressed in this dissertation.
